ALI Builder Network

A Network to Rebuild with Confidence

ALI works with a network of pre-selected builders reviewed for experience, capacity, and cost-efficient rebuilds. These builders offer pre-designed home options and streamlined construction, giving Altadena families a more predictable path back home after the Eaton Fire.

Funding Requires an ALI Network Builder

Gap Rebuild Program funding is available only when homeowners work with a participating ALI Network Builder.

What Homeowners Gain

Rebuilding with an ALI Network Builder is designed around three homeowner priorities.

Funding Access

Working with a participating ALI Network Builder is the pathway to Gap Rebuild Program funding, so you can move forward without waiting for insurance or other resources to fully materialize.

Simplified Choices

Pre-designed home plans and established workflows reduce the number of decisions you have to make during an already difficult time.

Predictable Process

Structured pricing and coordinated scheduling give you clearer timelines and fewer surprises from the start.

How the Network Works

Three steps from application to breaking ground.

The Number 1

Builder Review

ALI evaluates builders based on experience, capacity, and rebuild approach.

Builder Review and Participation
Builders are evaluated for inclusion in the ALI Builder Network based on experience, approach, and ability to support coordinated rebuilds in Altadena.

The Number 2

Homeowner Selects

You choose the participating builder that best fits your needs.

Coordinated Rebuilding Approach
Participating builders may construct multiple homes concurrently, which helps improve efficiency in both pricing and scheduling.

The Number 3

Coordinated Rebuild

Your builder works directly with you and aligns with ALI process milestones.

Integration with the ALI Process
Builders coordinate with homeowners and align with the broader ALI rebuild process, including financing timelines and project milestones.

What Defines an ALI Network Builder

Every builder in the network has been reviewed against four criteria.

Credibility

Relevant construction experience and the ability to deliver rebuild projects at scale.

Cost Efficiency

Structured pricing that supports affordability, especially when rebuilding multiple homes.

Home Options

Access to a library of thoughtfully designed home plans that reduce design time, cost uncertainty, and delays.

Capacity to Deliver

Ability to manage multiple projects concurrently to improve scheduling and overall timelines.

Your Choice, Your Contract

You choose the builder that best fits your needs from the ALI Builder Network, and you contract directly with that builder.

Builders in the network are independently owned and operated. While ALI reviews builders for participation, ALI does not manage construction and does not guarantee performance, timelines, or outcomes. Your builder is solely responsible for construction services, project execution, and delivery.

Final builder selection remains with you, as long as the builder is a participating ALI Network Builder.

Frequently Asked Questions

Why is Gap Rebuild Program funding tied to using an ALI Network Builder?

The Gap Rebuild Program works best when homeowners use builders who have relevant experience, competitive pricing, strong quality standards, and a track record of reliability. ALI’s vetted builder network helps support more predictable costs, smoother coordination, and a more efficient rebuilding process. Homeowners may choose from the builders currently participating in ALI’s network.

Can I use my own contractor?

To receive Gap Rebuild Program funding, you’ll need to work with a participating ALI Network Builder. If you would rather use a contractor outside the network, you may still do so, but you would need to secure rebuild financing separately.

How do I find out which builders are currently available?

Our current network builders are listed on this page. You can review each builder's focus, service area, and approach to find the right fit for your project.

What does "pre-designed home options" mean?

Network builders offer a library of home plans that have already been designed and refined, many of which have already been approved by LA County. Selecting from these plans reduces design time, keeps costs more predictable, and helps rebuilding start sooner.

Who do I contract with, ALI or the builder?

You contract directly with your selected builder. ALI is not a party to the construction contract and does not manage the actual rebuild.

What if I have already started working with a builder outside the network?

Because Gap Rebuild Program funding is designed to pair with ALI’s vetted builder network, we strongly encourage homeowners to work with a participating network builder. If you have already begun working with a builder outside the network, please complete the contact form and an ALI representative will contact you. Exceptions are rarely made but we will review cases individually.

Does ALI guarantee the builder's work?

No. ALI reviews builders before including them in the network, but each builder is independently owned and operated. Homeowners contract directly with their selected builder, and ALI does not guarantee the builder’s work, construction timelines, performance, or final results.
